Design and Build Contractor in London

Design and build contractor in London, led by an ARB-registered architect. One contract for design, approvals and construction of commercial and residential projects.

01

Overview

LCC is a design and build contractor established in London in 2014, with its office on Margaret Street in the West End. We design and construct restaurants, shops, offices and private homes under a single contract, taking responsibility for the design, the approvals, the construction programme and site safety from the first survey to handover.

02

Architects and construction in one company

LCC is led by an ARB-registered architect. Our team of ARB-registered architects, who are also members of RIBA and BIID, works alongside our fully qualified construction team, with our own site management team running each site. The architects who design each scheme remain fully involved throughout construction, so the design approved by the client is the design delivered on site.

03

Why choose design and build

In a traditional contract, the design is completed by one firm and then tendered to contractors. Responsibility is divided, prices often return above budget, and the programme lengthens while the design is revised. Design and build avoids this:

  1. A shorter programme. Design, approvals and procurement run in parallel instead of one after another.
  2. Better cost control. Buildability and cost are reviewed while the scheme is being designed, not after it has been tendered.
  3. Quicker decisions. One contract and one project team mean questions are answered without passing between firms.
  4. One accountable company. LCC answers for the design, the cost, the programme and the quality of the finished work.

Frequently asked questions

Who is responsible for the design?

LCC is. Under a design and build contract the contractor carries responsibility for both the design and the construction.

Can you take over a design from our own architect?

Yes. We can develop an existing design into construction drawings, approvals and a completed project.

How is the construction price prepared?

The design stage is agreed first. Once the design and your selections are confirmed, we price against the coordinated drawings and specification, listing the scope and any exclusions.

How are changes handled once work has started?

Any change is priced and its effect on the programme set out in writing before it goes ahead.

Who holds the CDM duties?

On our design and build projects LCC acts as Principal Designer and Principal Contractor under the CDM Regulations 2015.

Do you manage planning permission and building regulations?

Yes. We prepare and submit the applications and deal with the local authority and building control throughout.
