Overview

LCC builds schemes for architecture and interior design practices in London. We price your tender drawings, develop the construction details with you, and deliver the work on site to the standard the scheme was designed to achieve, under your direction and with your client relationship respected throughout.

A contractor led by an architect

LCC is led by an ARB-registered architect. Our team of ARB-registered architects, who are also members of RIBA and BIID, works alongside our fully qualified construction team, with our own site management team running each site. We read drawings as the designer intended them, raise technical queries at the right stage, and protect the design intent through every phase of construction.

How we work with design practices

• Tender returns: an itemised price against your drawings and specification, laid out so it can be compared line by line, with assumptions and exclusions stated
• Value engineering as options: where savings are needed, alternatives are put to you and your client to decide; nothing is substituted without approval
• Technical queries: questions raised in writing early, with a tracked response, so issues are resolved before they reach site
• Shop drawings and samples: joinery shop drawings, material samples and mock-ups submitted for your approval before manufacture or ordering
• Programme and reporting: a programme agreed at the start and weekly progress reports with photographs
• Design changes: any change is set out in writing with its cost and programme effect, and proceeds only with the agreement of the designer and the client
• Approvals support: landlord, building control and specialist submissions where the design team needs our input
• Your client: we work under your direction and do not approach your client separately

Contractor only, or design support where you need it

We can build strictly to your design as contractor, or take on agreed elements of design, such as mechanical and electrical, fire strategy or technical detailing, while you keep the design lead. Where your appointment covers concept design only, we can develop it through detailed design, approvals and construction under your direction.

Yes. Any proposed change is put to you in writing and only goes ahead with your agreement and your client's.

How do you price a tender?

We return an itemised price against your drawings and specification, with assumptions, exclusions and any items needing clarification listed.

Do you produce joinery shop drawings?

Yes. Shop drawings, samples and mock-ups are submitted for your approval before manufacture.

Who deals with the client day to day?

You do, unless you ask us to. We report to you and work under your direction.
